Most agents feel “print is dead”
Maybe we’re a little “old school” when it comes to marketing. We’re completely aware of the fact that buyers normally begin their search for a home online, and it’s for that reason that the majority of agents don’t do ANY sort of print marketing on the properties they list. In a few rare cases, you might find one who does a very basic flyer in Microsoft Publisher and prints a few of them out on their home printer. But, for the most part, flyers aren’t something the majority of agents do nowadays.
But we think differently…and here’s why!
Buyers typically arrange to see as many properties as they can on “house viewing” days. Those are the days when they meet with their agent to tour available homes in a given neighborhood. As an example, let’s say they’ve arranged to see 5 homes this coming Saturday. Three of them will have no flyers whatsoever, one will have a flyer like the one laying flat in the image above, and YOURS will have a beautiful 11×17 brochure professionally designed and printed on extremely high gloss cardstock. When they get home at the end of the day and are discussing each property over coffee at the kitchen table, they’ll have one basic flyer, along with one of YOUR custom brochures on the table. They keep going back to the brochure to look at all of the photos, read the description again, and review the extensive list of features on the back. The other homes they can barely remember. Lucky you! We’ve been told so many times by buyers’ agents that it was the brochure that convinced the buyer to choose our listing…which is why we’ll never list a home without one!
There’s also the neighbors!
What’s better than having us promote your home? How about all of your neighbors promoting it too?! Each of your neighbors has had friends or family over to their homes, and it’s very possible that during the visit, one of their friends has remarked, “Man, we love your house and this neighborhood. We wish we lived around here!” It happens all the time! That’s why we make every attempt to provide each of your immediate neighbors with a brochure. That way, they can easily share information about your property with someone they know. They’ll show it to their friends, family, and even their co-workers if anyone’s ever expressed an interest in moving to the neighborhood. It’s no wonder most of our listings sell so quickly!
