What exactly is an Estimated Sellers Net Sheet?

An Estimated Sellers Net Sheet is a line-by-line breakdown of what your anticipated closing costs and profit will be when you sell your home. Bear in mind that no two sales transactions are exactly alike, so costs can vary. There are many, many factors that come into play. Most of the costs will be determined by your final selling price. Others will vary depending on which county your property is located in. And still others are determined by the individual vendors who are providing services for your transaction. Lastly, there are costs that are determined by the actual sales contract (for example, if you’re agreeing to cover any of the buyers closing costs or pay for a home warranty).

What we’ll need from you

If you can gather up all of the information regarding your current mortgage balance(s), that will be the first step. This information can easily be found on your most recent mortgage statement(s). You’ll also need to let us know if there are any other financial liens against the property (for example a tax lien or judgment). The more information we have about what is currently owed against the property, the more accurate the estimated net sheet will be.

How long do they take?

As soon as we have your loan (and other) payoff information, we’ll begin preparing the estimated net sheet. So unless we’re out showing property or meeting with other clients, it’ll hardly take any time at all!
